Buying a Second Home
Buying a second home far from where you live is substantially more difficult and stressful than a local or in-state purchase - you are less familiar with the property market and geography, opportunities to preview homes are more limited, finding the right support specialists is complex and acting swiftly, when needed, is quite challenging.
Who Can Help You Understand the Market
And Can Act Swiftly and Decisively on Your Behalf
Out-of-state buyers have more needs than an in-state buyer. But not all realtors are set up to respond to these needs. At a minimum, you should choose a buyer's agent. While all realtors can, in theory, act for either buyers or sellers, many, in practice, focus on the listing (or selling) side.
Buying from out of state can be a bit of an education in local market conditions and trends. As your understanding of the market increases your purchase criteria may change. Choose an agent who will share deep market knowledge and spend the time needed to make the right investment decision at the right time.
When you find your ideal home you have to be able to act quickly but prudently . If you are out-of-state, you have to rely on your realtor to be available to act decisively on your behalf and to co-ordinate the work of any other experienced property specialists who can guide your investment.
